The Remodeling Journal / Mandarin, Jacksonville

Mandarin’s riverfront and established neighborhoods have great bones. Here is how to bring their kitchens and bathrooms up to date without surprises.

Opening a closed kitchen to the family room is one of the most common requests in Mandarin’s older homes.

Mandarin homeowners rarely want to move. They want the house they love to work like a new one.

Along San Jose Boulevard, Mandarin Road and the streets that run toward the St. Johns River, Mandarin is full of solid homes built from the 1960s through the 1990s on large lots under mature oaks. Neighborhoods like Beauclerc, Pickwick Park and Mandarin South have families who have lived there for decades, and new buyers who paid a premium for location and want to update right away.

Those homes share predictable challenges: closed kitchens, small primary baths, low soffits and plumbing that is reaching the end of its life. This guide explains how we handle each one. For our full service pages, see kitchen remodeling in Jacksonville and bathroom remodeling in Jacksonville.

Quick answer

How much does it cost to remodel a kitchen or bathroom in Mandarin?

In Mandarin, a mid-range kitchen remodel typically runs $25,000–$45,000 and a full bathroom remodel $12,000–$22,000, with primary baths at $22,000–$35,000+. Older homes can add cost if plumbing or electrical needs updating, so we inspect before we quote. Details in our kitchen cost guide and bathroom cost guide.

What makes remodeling in Mandarin different

Older plumbing behind the walls

Depending on when a home was built, we may find galvanized steel supply lines, cast iron drain lines or polybutylene piping, which was common in Florida construction from the late 1970s to the mid-1990s. A remodel is the best moment to replace them, because the walls and floors are already open. We always flag what we find before it becomes a change order.

Closed kitchens and low soffits

Many Mandarin kitchens sit behind a wall, with a dropped soffit and fluorescent box lighting. Removing a non-structural wall, eliminating the soffit and adding recessed LED lighting changes the whole house. If a wall is load-bearing, it can still often be opened with a properly engineered beam.

Smaller primary bathrooms

Primary baths in older ranch homes are compact, often with a tub-shower combo. Converting to a walk-in shower, using a floating vanity and large-format tile makes the room feel much larger. See our small bathroom ideas and our shower conversions in Jacksonville.

Kitchen remodeling in Beauclerc, Pickwick Park and Mandarin South

The most effective kitchen projects we see in Mandarin share three moves:

  1. Open the layout toward the family room or a river or backyard view.
  2. Run cabinets to the ceiling where the soffit used to be, for more storage and a custom look.
  3. Unify the flooring across kitchen, dining and living areas with porcelain tile or waterproof LVP.

Bathroom remodeling in Beauclerc and Mandarin

Bathroom projects in Mandarin usually fall into two groups. Guest and hall baths get a full refresh: new tub or shower, tile, vanity and lighting. Primary baths get rebuilt around a larger walk-in shower, often by removing an old tub, with a double vanity if the space allows.

Permits in the City of Jacksonville

Mandarin is inside the City of Jacksonville, so permits go through the city’s building inspection division and the JAXEPICS online portal. Work that moves plumbing, adds circuits, changes walls or vents a new range hood generally requires a permit and inspections. We manage the permit, schedule inspections and keep the paperwork for your records, which also helps when you sell.

Frequently asked questions

Is it worth remodeling an older home in Mandarin?

Usually yes. Mandarin’s location, lot sizes and schools keep demand strong, and updated kitchens and baths are what buyers notice first. Our kitchen remodel ROI guide explains which upgrades hold their value.

Should I replace old plumbing during a remodel?

If the home still has galvanized supply lines, cast iron drains in poor condition or polybutylene piping, the remodel is the most cost-effective time to replace them in the areas you are opening.

Can you remove the wall between my kitchen and family room?

Often, yes. Non-structural walls can be removed directly. Load-bearing walls require an engineered beam and a permit, which we coordinate.

Do you remodel kitchens and bathrooms in Beauclerc and Pickwick Park?

Yes. We work throughout Mandarin, including Beauclerc, Pickwick Park, Mandarin South, Mandarin Meadows and Mandarin Station.
